The deadline to file an appeal with the Value Adjustment Board is 25 days after the Truth In Millage (TRIM) Notice is mailed. The TRIM notice is typically mailed by third week of August.
Yes, there is a $15 filing fee that must be paid to the Value Adjustment Board at the time of filing the appeal. We will remit the payment on your behalf when filing the appeal. We will send you an invoice for this cost, unless the filing fee cost is paid when retaining us.
Definitely! If we are successful in reducing the assessment of the market value of your home, the assessed value will also be decreased, resulting in a tax savings for the applicable tax year.
Hearing dates are set randomly by the Value Adjustment Board. Hearing dates are scheduled between October and May of the following year. Your hearing date will be schedule at any time between this range. We will typically receive the results of the hearing 2-3 weeks after the hearing date. In some counties, it may take longer to receive a result.
If your property taxes were paid with the benefit of the early payment discount, such as the 4% discount for paying in November, the Tax Collector will also issue your refund less any applicable discount for early payment.
Our fee is contingency based. If we are successful in reducing your property tax obligation, our fee is a percentage of the gross tax savings. If we are unsuccessful in reducing your property taxes, there is no fee due.
